MANAGEMENT EXPERIENCE

Market Square Plaza 17 N. Second Street, Harrisburg

  • Oversaw new construction and opening of 18 story office / retail hi-rise and coordinated move-in of high profile tenants beginning in April 2005. Managed building until property was sold in November 2005.

Enterprise Rent-a-Car Corporate office 2625 Market Place, Harrisburg

  • Oversaw new construction of 30,000 sf office building. Managed property until property was sold in Dec. 2004.

Building Maintenance*

Coordination, implementation & management of building maintenance services for the following:

  • Interior & exterior window cleaning & other exterior surfaces
  • Janitorial services including carpet cleaning, floor waxing, etc.
  • Lawn care, snow removal, maintenance of sidewalks, parking lot & public access routes.
  • Elevator services contracts, including preventative maintenance programs
  • Building security systems including fire extinguishers, sprinkler systems, etc.
  • Mechanical (HVAC preventative maintenance programs), electrical & plumbing
  • Roof maintenance & warranties
  • Communications services
  • General repair & maintenance


* 24 hour / 7 days per week maintenance response / emergency services

Please Note: Any maintenance services performed by RMI staff or outside contractors is billed on a time & material basis.


Administrative Services*

  • Accounts receivable / Accounts payable (collecting rents & paying bills for property)
  • Special accounting projects / preparation of year end financial statements for accountants / tax returns
  • Sending out rent invoices, if required
  • Sending out statements and follow up of delinquent accounts
  • Billing tenants for charges over and above base rent for items such as CAM and utilities and as may be required by the lease agreement.
  • Rent escalations according to the leases
  • Keeping property rent rolls and lease abstracts up to date.
  • Tracking and preparation of lease renewals and extensions
  • Tenant correspondence
  • Collection of security deposits and maintaining them in an interest bearing escrow account.
  • Reconciliation of bank statements
  • Preparation of monthly owners statements
  • Maintaining tenant lease files
  • Monitor real estate taxes and seek necessary abatements and appeals if appropriate.
  • Review and monitor all bills for property
  • Maintaining building insurance & obtaining quotes
  • Maintaining a positive relationship between management, property owners / landlords and tenants

CONSTRUCTION / tenant improvements (ADDITIONAL FEE)*

Coordination and management of construction and tenant improvements including soliciting bids, awarding contracts, obtaining building permits and necessary government approvals and management of all work through completion of job.
